Michelle is a partner in our property team. She helps clients with commercial property deals, and she has particular expertise in commercial leasing and development projects (including subdivisions). She also has expertise in body corporate matters.

Michelle advises a wide range of clients including multi-national corporates, developers, property investors, businesses and organisations with extensive leasing portfolios and private clients. She works closely with in-house counsel, CEOs and CFOs, general managers and property managers.

Michelle has advised the owners and tenants of a wide range of commercial buildings including shopping malls, retail strips and offices. She has negotiated several complex design-build lease projects, and she is also experienced in advising clients who are developing or subdividing land.

Michelle provides specialist advice on a range of body corporate matters, including subdividing land into unit title units and drafting body corporate rules. She also advises bodies corporate undertaking significant remedial work, including management of escrow arrangements and dealing with issues such as defaulting owners.

Michelle was ranked as a Recommended Lawyer by international directory The Legal 500 in 2019. She is on the Executive of the Property Transactions Committee of the New Zealand Law Society, she is an accredited member of the Property Law Section of the New Zealand Law Society and a member of a number of property industry groups.

Michelle has advised: 

  • Auckland Transport on the lease of 20 Viaduct Harbour Avenue (previously known as the Vodafone building) comprising approximately 14,000m2 for 1,600 staff and involving extensive refurbishment.
  • A multi-national fast food company, supporting the company’s in-house counsel across a range of matters from real estate transactions to opinion advice.
  • A multi-national corporate on new lease of approx. 2,700m2 premium office space and naming and signage rights with a value of circa $40 million. 
  • Cushman & Wakefield on implementing a new premises strategy post-merger with DTZ in 2015, involving a number of new site leases.
  • Iveco Trucks Australia Limited in relation to the design build lease of a new warehousing, distribution, showroom and service centre with an approx. value of over $20 million. Iveco Trucks is a subsidiary of CNH Industrial Group which has a worldwide turnover of €10 billion.
  • On escrow arrangements for bodies corporate undertaking remedial works and providing advice on the distribution of funds raised. Recently, Michelle has been acting on escrow arrangements for a body corporate comprising 85 apartments and involving a project estimated at $10 million.
  • Waterfront Theatre Limited on its $36 million development of the ASB Waterfront Theatre involving a ground lease for a term of over 100 years and dealing with multiple stakeholders.
